The case against wired-in home sensors – why simpler tech wins in the real world

When it comes to tackling damp and mould risk, there is a common assumption in the housing sector: that more hardware equals better results. Many environmental monitoring solutions on the market lean heavily into this idea. They advocate for hardwiring complex home sensors into every single room – the kitchen, the bathroom, the living room, and every bedroom.

On paper, this sounds like the gold standard. In reality, it often collides with the messy, unpredictable nature of real housing environments and tenant lives.

A different approach

Chameleon Technology’s design team intentionally chose a completely different path. We don’t believe that mass-installing home sensors into every corner is the most practical or efficient approach. Instead, we designed a solution built around a single, centralised sensor hub: the Chameleon Gateway Connect.

Here is why a simpler, less invasive approach is actually the more robust option for your housing teams, your budget, and your residents.

The hidden costs of “perfect” data

Let’s be completely transparent – a single device sitting in a central location of the home cannot tell you the exact humidity level of a back bedroom on the second floor. But that doesn’t mean it isn’t still useful.

Chasing absolute, room-by-room precision creates a brand new set of operational headaches for small housing teams:

  • Tenant Friction: Residents frequently resist having permanent, hardwired monitors fixed to their walls. It can feel intrusive, like they are being constantly watched or audited in their own private spaces.
  • Property Damage: Wired sensors are vulnerable. They get accidentally knocked off walls during decorating, damaged by children, or intentionally unplugged or covered up by uncomfortable tenants. If damage occurs, you need to organise a repair and an engineer call-out.
  • Bloated Budgets: Buying four or five sensors per property across an entire housing stock becomes incredibly expensive. Combine that with the engineer time required to wire them in, and both the costs and the admin required quickly become overwhelming.

When a solution is expensive, slow to install, and rejected by tenants, it doesn’t matter how accurate it is in a lab. In the real world, it will fail to scale.

The power of the baseline

You don’t need a sensor in every room to spot a property at risk. What you actually need is a reliable, consistent baseline.

The Gateway Connect establishes a clear picture of how a home breathes, heats up, and cools down under normal conditions. Because it plugs into a standard socket and uses its own built-in 4G connectivity, it stays connected to our intelligent data platform without relying on the tenant’s Wi-Fi.

It also, unlike most environmental sensors, connects to a home’s smart meter to collect gas and electricity usage, not just temperature and humidity. These four feeds can tell you an awful lot about the health of a home.

While it won’t pinpoint the exact corner where mould might break out, it will flag baseline changes. If the overall ambient humidity in the home climbs steadily over two weeks while the internal temperature drops, our intelligent platform will flag that property to your team through a simple traffic light scale of attention required.

Insight over input

The goal isn’t to diagnose the exact structural flaw of a home from your office. The goal is to build out an early warning so your team knows exactly which homes need investigating, before a minor issue turns into a major breach of Awaab’s Law.

Simple, scalable, and resident-approved

By moving away from hardwired room sensors, we remove the friction that derails most property tech rollouts.

Because the Gateway Connect is so small and discrete – no screen, and only the size of a pack of cards – it doesn’t feel like an all-seeing presence.

It also doubles as a tool to help tenants lower their energy bills via our free energy insights app. When they can see the value of having the Gateway Connect in their home, helping them spot where they’re wasting energy and excess money, they are happy to leave it plugged in.

We ship the Gateway device directly to tenants for you, eliminating expensive engineer installation costs. For your finance team, the cost per property for a portfolio-wide monitoring solution drops drastically, allowing you to protect your entire housing stock rather than just a lucky few.

How can we help you adapt for Awaab’s Law affordably and effectively?

In a live social housing environment, the most robust technology is the kind that actually works with day-to-day life. A device that stays on, stays plugged in, and gives your team the clarity to act. By choosing smart baselines over complicated wiring, we help small teams solve compliance headaches without costing the world.
